Concrete damage in a parking garage does not always stop at the slab surface. In metal deck construction, corrosion can spread beneath the concrete and weaken the assembly supporting it.

At that point, patching visible damage is not enough. The affected area may require a complete parking garage metal deck replacement.

Metal decking supports the reinforced concrete slab above it. When water reaches the deck, corrosion can gradually reduce the metal’s thickness and compromise its ability to perform.

Visible warning signs may include:

  • Cracking or spalling concrete

  • Water infiltration
  • Deterioration along joints
  • Exposed or weakened metal decking

The visible damage may represent only part of the problem. A complete investigation is needed to determine how much of the deck is affected and whether localized repairs are sufficient.
When corrosion is widespread, full replacement provides a more reliable solution than repeatedly patching isolated areas.

How a Parking Garage Metal Deck Replacement Works

The Forest Hills project is being completed in phases of approximately 8,500 square feet.

The process begins by marking and saw-cutting the existing deck. Crews then perform full-depth demolition to remove the concrete and corroded metal decking.

Once the area is cleared, new treated metal decking is installed across the structural beams. Wire mesh and rebar are then positioned to reinforce the new concrete slab.

Because the work is taking place on the second level, concrete is delivered through nearly 200 feet of boom line. Each phase requires approximately 130 to 140 yards of concrete.

The Repair Must Address More Than the Deck

Replacing the damaged deck restores the structural assembly, but it is also important to address how moisture reached the metal.

That may require repairs involving:

  • Expansion joints
  • Cracks and penetrations
  • Drainage systems
  • Waterproofing
  • Sealants
  • Traffic coatings

Without this additional protection, the rebuilt deck may remain exposed to the same conditions that caused the original deterioration.

A complete restoration plan should correct the structural damage and reduce the risk of repeated water infiltration.
